How to read the metrics

Cap rate & NOI

Net Operating Income is effective rent minus operating expenses, before debt. Cap rate divides NOI by purchase price, so you can compare deals independent of financing.

Cash-on-cash & DSCR

Cash-on-cash measures annual cash flow against your down payment — the return on cash actually invested. DSCR divides NOI by annual loan payments; lenders use it to test whether the property covers its own mortgage.

Don't skip the reserves

Vacancy and maintenance-reserve inputs are editable assumptions. Leaving them at zero makes any deal look better than it will perform — set them from your market's reality.
