Dispatch with context
Sentus Ops keeps routing, scheduling, and field execution attached to the same intake context instead of rebuilding the job from scratch downstream.
Sentus Ops runs the work-order lifecycle from first signal through routing, assignment, field updates, approvals, and completion.
A request enters from Sophia, Sentus Home, email, or a team member.
Ops structures the request into a work order with priority and ownership.
Lens, Vendor, and Command add triage, routing, and approval context.
Residents, managers, and vendors see coordinated status changes.
The closeout lands on Sentus Thread with the full event trail.
This is one of the clearest places where buyers can feel the difference between AI claims and real workflow execution.
Sentus Ops keeps routing, scheduling, and field execution attached to the same intake context instead of rebuilding the job from scratch downstream.
The goal is not a prettier ticket. The goal is fewer missed details, cleaner approvals, stronger resident updates, and better owner visibility.
Ops is where Sophia, Lens, Vendor, Home, Ledger, and Thread stop sounding separate and start behaving like one operating system.
Ops turns the highest-friction property-management workflow into something teams can route, prove, and review cleanly.
Visual Triage scores the photo. AI routing finds the right worker. The tech arrives with the full brief. The job closes with a before/after gallery and a vendor payout — without a manager touching the queue. Every feature below is live in production.
21 components managing creation, assignment, scheduling, field execution, completion, documentation, and closeout.
Texted camera link or portal photo → AI severity classification → auto-route to correct worker tier. No manual triage step.
W2 internal staff, 1099 contractors, and marketplace vendors each have their own portal, profile, and routing logic.
Surface at-risk units before requests arrive based on work order history, unit data, and seasonal patterns.
Vendors ranked by response time, completion rate, and resident satisfaction. Best-fit vendor surfaces first.
Vendor onboarding, invoice submission, and ACH payout — all within the Vendor Portal. No external payment flow.
Vendor certificates of insurance are tracked and flagged when expiring. Non-compliant vendors cannot receive new dispatches.
Field technicians confirm arrival and departure via GPS check-in. Route optimizer suggests efficient visit sequencing.
Parts used on each job are logged. AI recommends common parts for the issue type to reduce truck-roll inefficiency.
Property inspection reports are parsed by AI to automatically generate follow-up work orders for flagged items.
Unit turnover workflow: cleaning, repairs, painting, inspection, and approval stages tracked on a Kanban board with vendor assignment.
Durable multi-step automation for leak investigation, lease-renewal compliance notices, make-ready, and more — with human approval gates.
Maintenance appointments sync with tech, vendor, and resident calendars. Rescheduling propagates across all portals.
Photo evidence is organized by work order and unit. Owners and managers can review the visual record from the portfolio view.
Larger jobs can be opened for competitive bids from qualified vendors in the marketplace. PMs review bids and approve within the portal.
Straight answers to the questions that come up in every evaluation.
Visual Triage is Sentus's photo severity scoring system. When a resident reports an issue on a call, Sophia texts a secure link that opens the phone camera — no app, no login. The resident snaps photos mid-call or after calling back; the context holds either way. Technicians and residents can also attach photos from their portals. The AI classifies severity (cosmetic, moderate, urgent, emergency) and routes the work order to the appropriate worker tier — internal staff (W2), approved contractor (1099), or vendor marketplace — with no manual triage step.
Tier 1 is internal maintenance staff (W2 employees). Tier 2 is approved contractors (1099 independent contractors, working from the Vendor Portal). Tier 3 is marketplace vendors available for open bidding. Work orders are routed to the correct tier automatically based on issue type, severity, availability, and SLA history.
Sentus analyzes work order history, unit age, appliance age data, and seasonal patterns to surface units likely to generate a maintenance request before the request arrives. The PM team sees a predictive maintenance card in the Management Portal and can schedule pre-emptive visits.
Yes. Stripe Connect is integrated for vendor payouts. Vendors onboard through the Vendor Portal, submit invoices, and receive ACH payouts directly. COI (certificate of insurance) tracking and reputation scoring are part of the vendor profile.
Sentus runs 11 durable multi-step maintenance workflows — including leak investigation, compliance notice, and make-ready flows. Unlike simple scheduled jobs, these workflows survive restarts, enforce retry logic, and support human-in-the-loop approval gates at any step.
Sentus systems are designed to connect, not compete.
