Methodology
Last updated: 2026-08-05
Where a number appears in Sentus marketing copy, a superscript marker points to that page's Sources block, which links here for the full verification record. This page lists every external statistic we publish: who produced it, which report it came from, how it was measured, how far we think it can be stretched, and when we last checked it against the original.
How we grade a statistic
Every figure is graded before it can be used. There are two grades, and no third:
- STRONG — published by the organization that collected the data, with a methodology a reader can inspect.
- MODERATE — directionally sound, but produced by an interested party, an unaudited sample, or a synthesis of other people's benchmarks. We treat these as ranges.
A figure that cannot clear MODERATE does not go into public copy at all. Separately, we record two different things: that a link still resolves, and that a person actually opened the source and found the figure in it. Only the second earns a place in our copy. Verified figures are then re-checked on a clock — 24 months normally, 6 months for regulatory figures, which move faster. The build fails if either rule is broken, so an unverified or stale number cannot quietly go live.
Vacancy and turnover
Apartment turnover costs held steady at about $3,872, reported as nearly $4,000 per resident.
Multifamily Dive, Turnover costs hold steady at nearly $4,000 per resident (2023)
Industry press reporting a Zego benchmarking study. Secondary source — the underlying Zego report has not been read. Treat as a range.
Reputation and reviews
88% of consumers would use a business that replies to all of its reviews, compared to 47% who would use a business that does not respond at all.
BrightLocal, Local Consumer Review Survey 2024 (2024)
Annual consumer panel survey, cross-industry rather than property-management specific.
Regulatory
32,321 fair housing complaints were received by fair housing organizations, HUD, FHAP agencies and the DOJ in 2024 — down 5.36% from 34,150 in 2023.
National Fair Housing Alliance, 2025 Fair Housing Trends Report (2025)
Aggregates complaint counts from private fair housing organizations, HUD, FHAP agencies and the DOJ; methodology in the report appendix.
Figures we are not publishing
These were considered and did not clear verification. They appear here rather than being deleted quietly, because what a company checked and rejected is part of how you judge what it does publish. None of them may be cited in Sentus copy — the build blocks it.
Multifamily vacancy reached 8.3% in Q4 2024, the highest since tracking began in 2000.

AppFolio, Renter Preferences Report (2025)
Withheld — figure not found in the cited source
NOT FOUND 2026-08-05. Full page text (28,609 chars) has no "76%", no "24 hours", and no response-time expectation claim; it covers channel preferences and AI concierge satisfaction. Do not publish. Needs the correct source or withdrawal.
78% of property managers say they cannot yet rely on the AI features in their existing property management software.

Pending — source gated, manual retrieval required
Source sits behind an opt-in form; no form was submitted. Requires manual retrieval by someone who can accept the gate, then confirm the figure and set figureVerifiedOn.
