1. What does the AI actually automate vs assist?

2. Where does AI touch the critical path?

3. Is the AI integrated or bolted on?

4. Multilingual capability

5. Accuracy and fallback behavior

All AI makes mistakes. The question is what happens when it does. Does the platform log every AI decision? Can a human easily review and correct an AI-created work order? Is there a fallback path when the AI cannot understand a request?

Red Flags

  • “AI-powered” with no specifics. Ask what the AI does, step by step. If the answer is vague, the capability is probably vague.
  • AI only on the web, not on calls. Most tenant communication happens by phone. If the AI does not handle calls, it does not handle your most common inbound channel.
  • No audit trail for AI actions. If the platform cannot show you every work order the AI created, every classification it assigned, and every message it sent, you cannot supervise it.
  • AI as an add-on tier. If AI features are only available on the most expensive plan, the platform is monetizing AI as a premium rather than treating it as infrastructure. That pricing structure will keep costs high as you scale.

The Question That Decides Everything

After evaluating every AI property management platform on the market, one question separates the real from the theatrical:

What happens when a tenant calls at 2 AM with a water leak?
